CAPABILITY STATEMENT AND CREDENTIALS

I address clients needs and problems on a building-by-building basis, built on the concept that no two properties are identical in operations. Therefore the services I offer clients are personalized and vary according to individual building needs.

Specifically, my capabilities include but are not limited too the following services:

  • Building maintenance problem solving
  • Building operation problem solving
  • Building staff training and development
  • Monitoring performance
  • Property inspections
  • Staff interviewing for positions available
  • Union arbitration hearing – expert witness

Recent projects:

  • 200 East 16th Street: Just been retained to Consult.
  • Hired by City Technical College of NY last semester, as an expert, to instruct several classes at the NYC Housing and Preservation and Development (HPD)
  • 51 Fifth Avenue: Long term contract. Generated a building report. Aided co-op board in selection of new superintendent. Remained two months training new superintendent.
  • 201 East 15th Street:  Short term contract. Small building that was between supers. I generated a building inspection report alone with a list of suggestions for improvement.

Experience:

  • 28 plus very successful years as superintendent/resident manager.
  • 11 years instructing/teaching at Local 32BJ.
  • Participated in several housing conferences over the past 7 years where I held seminars for board members and managers; including the Council of New York Cooperatives Housing Conference and the Cooperator Expo. Mentioned several times in the July 2004 issue of the Cooperator.
  • Over the past 5 years I have had many articles published. One front cover article
  • I have been asked to be a guest speaker for several real-estate organizations.
